WHY DO I NEED TO REGISTER?
 
You can view most of the site without registering. But if you are interested in making a bid, viewing a property or asking us or the Seller any questions we need to get some details from you. Equally if you want to sell a property we will also need your details.

CAN I LIST MY PROPERTY ON YOUR SITE IF I ALREADY HAVE A SOLE AGENCY CONTRACT WITH ANOTHER AGENT?
 
You cannot advertise your property with an estate agent and Spanish Home Auctions at the same time if you have an agreement with your estate agent on a sole agency basis. If you are in any doubt, we advise that you check your sole agency contract and, if necessary, take independent legal advice.

HOW DO I PAY THE CHARGES?
 
Our preferred method of payment is via Protx, which is the quickest and safest way to pay. However if you prefer, you can request our bank details by contacting us, and send the money from your bank (via online banking/ phone banking etc). We also accept cheques. Please note that your property details will not appear on the website until we have cleared funds from you in our account, so Protx is by far the quickest method. If paying by cheque, please send it (made payable to ‘Spanish Home Auctions’ with the address of the property you are submitting written on the back) to Spanish Home Auctions, The Red House, 35 High Street, Redbourn, Hertfordshire, AL3 7LW.

OVERVIEW- HOW DO I BUY?
 
Bidding is quite straightforward. To bid, you need to register (registration is free). This will give you access to all the relevant areas of the site. Once you have chosen the property you wish to bid on (you may bid on and purchase more than one at a time) you are free to ask the Seller any questions and/or arrange to view the property if you wish. Your questions/ viewing requests will be sent to the Seller by us on your behalf. Should you decide to bid, you can easily do so (see below ‘how do I make a bid?’) and then track the progress of your chosen property in ‘My Account’. Remember, your bid creates a legally binding contract, so if it is successful you are then committed to buying just as the Seller is committed to selling.

IS THERE A GUIDE/ RESERVE PRICE AND WHAT IS THE DIFFERENCE?
 
A guide price gives you an indication of the price that the property is expected to sell for, and what the vendor is hoping to achieve. A reserve price is the lowest price the vendor will accept- this is usually confidential and not disclosed to any third parties.

WHY DIDN’T MY SEARCH BRING UP ANY MATCHES?
 
Your search criteria may have been too narrow and therefore there were no direct matches. Go back to the search form and leave more of the search fields as 'any'. To see all the properties, leave all the search fields as 'any' and press ‘find properties’.

HOW DO I SEE THE FULL DETAILS FOR A PARTICULAR PROPERTY?
 
Simply click on the ‘More details’ link or the photo box.

Yes. When you click on a property, there is a link which enables you to ask anything you like.

CAN I VIEW THE PROPERTY?
 
Yes you can arrange this with the Seller at your convenience. Please note that viewing a property does not put you under any obligation to make a bid.

HOW DO I MAKE A BID?
 
Once you click on the property of your choice there is a link to place a bid. In order to bid, you must be a registered user. After entering your bid you will be asked to confirm your bid (to eliminate errors). You can raise your bid at any time before the end of the auction, but you cannot place a lower bid. If you have indicated a maximum bid, your bid amount will increase up to but not exceeding your maximum bid, if other members bid against you. Your new automated bid will beat the existing highest bid by the smallest allowed increment.

WHAT ARE THE BID INCREMENTS?
 
There is no limit to the amount you can increase the offered price by, however the bid increments go up by 500 Euros a time.

If successful, you must pay a 10% deposit within 2 working days unless stated otherwise in the sales details or by prior agreement with the Seller.

WHAT IS THE LEGAL PROCESS IF I WIN AT AUCTION?
 
There is no difference in the legal process following buying or selling at auction compared with more traditional ways except that you will be bound by the specific rules of the auction, particularly regarding the time frame for payments and the signing of contracts.

WHAT IF THE PROPERTY IS NOT AS DESCRIBED AFTER I WIN?
 
It is your responsibility to check that the property is structurally sound and that you are happy with the Seller's legal paperwork relating to the house before you bid (every property must have the necessary paperwork available for you to view before the auction can start). However, should the property be in any way altered or different from its description, your lawyers will be able to deal with any dispute outside of this website. We act as auctioneers only.

As in any property purchase, disputes must be resolved by the respective lawyers.

 SELLERS
OVERVIEW- HOW DO I SELL?
 
To sell your property on Spanishhomeauctions.com (you may sell more than one property at a time) you must be a registered user. Registration is free. Once registered, you will be able to fill out an online property page, which enables you to input numerous details on your property and also upload photographs. These details will include the reserve price, property type and location, etc. You will also be able to specify your listing period (up to 28 days). Once we have received your property details and you have paid either a one off fee or an admin charge and commission in the event of a successful sale, your property will be listed on the website as 'Coming Soon' for a minimum of one week prior to your auction commencing. You (or your lawyer) will need to verify that all the necessary paperwork is in place prior to the auction commencing. Each time a bid is placed, you will receive an email with the bid details. You are contractually committed to proceed with the sale if the reserve has been met.  If the reserve has not been met, you are able to accept the highest bid, should you wish.  Once the auction has ended, your property will be removed from the website and completion of the sale will be dealt with by your lawyers.

WHAT DOCUMENTS DO YOU NEED IN ORDER TO LIST MY PROPERTY?
 
As well as filling out the property information form, our lawyers will need to verify the authenticity of your title deeds in order to ascertain that you are in a legal position to sell your property.  This will involve a search of the Spanish Land Registry and a report (in English) on the result.  These documents will be available to be viewed by prospective bidders via your property details page.

WILL I HAVE AN ACCOUNT?
 
Yes. You will be able to modify your profile and check and amend any property details.

WHAT IF I DO NOT KNOW ALL OF THE PROPERTY DETAILS?
 
You are still able to submit your property for sale with as many or as little details as you wish, but bear in mind that the more details you give, the more likely it is that prospective buyers are going to make an bid.

HOW DO I DISPLAY PHOTOS WITH MY PROPERTY ?
 
If you have already scanned and uploaded your photos:
When submitting your property, you are given the option of adding up to 2 lots of 6 photos to your advert (each image is uploaded once for the 'thumb' image and another time for the 'large' image). Simply click on the ‘upload’ option, then ‘browse’ your computer for the photos you want. Double click on the photo file and it will automatically be selected for uploading. Photo 1 should be the best image of your property as this is the one that will be displayed in the search results.

NB:
Photo images must be in the .JPG format. JPG/JPEG is the standard format for photos.

If you do not have the facility to scan photos:
If you only have printed photos of your property and do not have the facilities to scan a photo onto your computer, then you can post your photos (include a covering letter) to the address below and we will scan and add them to your property advert. (Please note there is an additional fee of £5 per photo for this service). Should you wish your photos to be returned to you we ask that you enclose a stamped-addressed envelope (SAE).

CAN I CHANGE THE PHOTOS OR TEXT DISPLAYED WITH MY LISTING?
 
Yes. You can log in to your account and ‘edit’ property details at any time. Simply log in to your account and find the property you wish to edit. Click on ‘edit’. Amend the necessary details and click on ‘update property details’ when you are finished. Bear in mind however, that any material change to the details of your property or listing may give the bidder the right to withdraw their bid if they wish.

I AM HAVING PROBLEMS UPLOADING PHOTOGRAPHS.
 
This may be because your photo file size is not a JPG file, or is too large. Check the size of the photo by locating it on your computer, right-clicking on the image and selecting ‘Properties’. If your photo is too big (over 1MB), then try the following:
 
  1. Within your imaging software such as Paint, Photoshop, PaintShop etc, open up your saved image file.
  2. Go to the help option on the tool bar.
  3. Within the help option you should be able to search for "pixels".
  4. The results of the search should list how to resize in pixels. If your photo is larger than 800x600 pixels, try resizing it to 800 pixels on the longest length, remembering to keep the proportions (there should be a checkbox option to keep proportions). Also, you can try cropping your photo to remove any unnecessary borders - this will also reduce the file size.
  5. Save your new image into a folder/memorable location on disc or your PC.
  6. Try and now upload the new image.

HOW LONG WILL THE PROPERTY BE ADVERTISED FOR?
 
You have a choice of 7, 14, 21 or 28 days.

WHAT IF I DO NOT GET A BID OR THE HIGHEST BID DOES NOT REACH MY RESERVE?
 
Your property will be removed from the website after the auction closes. You will be able to resubmit the property if you wish. Please contact us to discuss this (if your property did not attract any valid bids there is probably a reason for it) and to obtain a personal quote for re-submission.

HOW WILL I BE CONTACTED BY POTENTIAL BUYERS?
 
A Buyer always has the option to email a question regarding your property or email a request to arrange a viewing. Any initial communication between you and a potential Buyer is sent via our system.

WHAT IS THE PROCEDURE FOR VIEWING?
 
Ideally you would be on hand to show prospective bidders your property but, of course, anyone can conduct a viewing. If you are unlikely to be available, we recommend you have a key holder available to show your property to interested parties.

WHAT ARE THE FEES?
 
You can pay a flat fee of £549 and there is nothing more to pay regardless of whether your property is sold or not. This fee includes an independent verification and report of title deeds by a reputable UK based lawyer, Seller's listing fees to Spanish Home Auctions and VAT.  OR, you can pay an initial fee of £149, which includes an independent verification and report of title deeds by a reputable UK based lawyer, Seller's listing fees with Spanish Home Auctions and VAT, and in the event of a successful sale, a further 2% of the selling price (+VAT).  Either way, there are no hidden extras.

WHAT IS THE LEGAL PROCESS IF I SECURE A BUYER?
 
Your lawyer will deal with all the legalities, but unless you choose to vary our standard terms, the sale will be completed within 28 days of the end of the auction.
